Hello! My name is Ivan Kunev — a real estate professional and the founder of HomeOption.eu. Since 2007 I have come a long way: from administrative and PR work connected with construction, through property maintenance and management, to property sales. Along the way I have been involved in literally thousands of cases — and I believe they are the fire in which a real estate expert is forged.

I created this project because I am confident both in my own abilities and in those of my team — and behind us stands a partner network of specialists across many fields, at your disposal whenever a deal calls for it. We are not unique, nor the best. And no — we certainly did not reinvent the wheel. But we know very well how to use it.

We assist with the purchase and sale of all kinds of property — apartments, houses, plots of land and commercial premises — in the area from Sveti Vlas to Sozopol.

A property transaction is one of the big decisions in a person’s life. Our mission is to make this process clear and calm by guiding it from start to finish:

• Preparation of documents
• Assistance with financing
• Completion of the deal before a notary

Most of our clients are abroad, and for foreign buyers mortgage financing from Bulgarian banks is rarely an option. We turn that into an advantage on both sides of the deal. For sellers, we prepare the property to meet the requirements of local banks — broadening the pool of potential buyers while keeping the room to sell at a higher price. For buyers, we take on the consultation and the search itself: if the right property is not already in our portfolio, we go and find it. We run viewings over video call, then arrange in-person viewings once you arrive, check the documentation of the property you choose, and handle everything needed for the smoothest possible purchase. All of this can be done entirely remotely, without you having to travel to Bulgaria until it suits you. And when financing is on the table, you are speaking with a licensed credit intermediary in Bulgaria — HomeOption works in partnership with FinCity and is a member of ACPB (the Association of Credit Intermediaries in Bulgaria), so we can tell you precisely what is realistic before you commit to any property.

We are local. Our office is in Nesebar, in the middle of the very stretch of coast we work — and that proximity matters more than it sounds. The region only looks like one market. In reality, from Sveti Vlas through Sunny Beach and Nesebar down to Ravda and Aheloy, almost every spot is its own micro-market, with its own price levels, buyer profile, building quality and quirks. Two apartments a few kilometres apart can be very different investments. We know these nuances from the inside — and, as the saying goes, the devil is in the details.
