1. Valuation & Market Analysis

3. Utilities & Maintenance

  • We visit the Municipality to obtain the mandatory "Tax Evaluation" (Danachna Otsenka).
  • If there are outstanding debts, we can arrange for them to be paid from the buyer's deposit, so you don't need to send money to Bulgaria beforehand.

Important Tax Rule

According to Bulgarian law, if you (as a physical person) have owned the residential property for more than 3 years, the profit from the sale is TAX-FREE (0% Capital Gains Tax) in Bulgaria.

4. Financial Security

How do you receive your money? This is the most critical part.

The purchase price is transferred via bank transfer. We ensure the Sales Contract specifies your personal IBAN. We support standard SEPA and SWIFT transfers to banks across Europe and the UK.
