When viewing property listings in Ravda, Nessebar, or Saint Vlas, you only see the property's asking price. However, Bulgarian legislation requires mandatory fees upon transfer of ownership, which the buyer must anticipate.
What do the costs include?
Local Tax (3.0%)
Unlike other municipalities, in Nessebar Municipality, the property acquisition tax is 3.0% of the material interest.
Notary Fees
Calculated according to a state-approved progressive scale + 20% VAT on the notary service.
*Important: If the property has a "tax valuation" higher than the sale price, fees are calculated based on the tax valuation.
