Why Sunny Beach
Sunny Beach is the largest resort on the Bulgarian Black Sea coast, with a long sandy beach, hundreds of restaurants and many complexes with pools. Nessebar is a few minutes away and Burgas Airport is about 30 km away.
Most buyers here buy for holidays and for summer rentals. Outside the season much of the resort closes, so if you plan to live here all year, choose a complex that stays open in winter.

Areas of Sunny Beach
- BeachfrontComplexes a few metres from the beach, often with sea views. Prices and summer rental demand are the highest here.

- Fregata, Chayka and Stadiona areasResidential complexes within walking distance of the beach, with lower prices than the beachfront.
- New buildsNew construction with Act 16, and some buildings have no maintenance fee – less common in the resort, but available.

Maintenance fee
Most complexes in Sunny Beach charge an annual maintenance fee. In our listings it is roughly €3 to €15 per m² and covers the pool, security, cleaning and upkeep of the common areas.
There are also individual buildings with no maintenance fee – usually smaller residential buildings and some new builds.
