Excelsior Complex, Sunny Beach

Excelsior is a gated complex on the first line in Sunny Beach, only about 40 metres from the beach. It was completed in 2008 and offers studios, one-bedroom and two-bedroom apartments. The sea views and the quiet area make it a good choice both for family holidays and for living all year round.

Location

The complex is in a calm part of the resort, right on the first line and only about a 5-minute walk from the centre of Sunny Beach. Supermarkets, shops, restaurants and bars are nearby. The town of Nessebar, with its ancient history and architecture, is about 4 km away, and Burgas Airport is about 22 km away. Sunny Beach lies between the Balkan Mountains and the Black Sea, and the mix of mountain and sea air gives it a pleasant microclimate all year.

Facilities in the complex

Excelsior is a single building with several sections, set in a landscaped courtyard with a garden and a pool. The apartments are sold fully finished, with kitchen furniture, fitted bathrooms and air conditioning, and the complex has cable TV and internet. On site you will find:

• an outdoor swimming pool for adults and children;
• a sunbathing area with sun loungers and umbrellas;
• a landscaped garden and a children's playground;
• an outdoor fitness area and a barbecue area;
• a lobby with reception, a restaurant and a bar;
• a lift, laundry and dry-cleaning service;

Maintenance fee

The annual maintenance fee at Excelsior is €10 per sq.m. It covers the upkeep of the pool, garden and common areas, security and technical maintenance. For example, for a 70 sq.m apartment the fee is about €700 a year. The exact amount depends on the area in the documents, so we always check it for the specific apartment before a sale.
