Royal Sun Complex, Sunny Beach: Apartments with Act 16

Royal Sun is one of the largest and best-known complexes in Sunny Beach. It was completed in 2008, holds an Act 16 certificate and consists of four corner buildings around a park of more than 10,000 sq.m with pools and gardens. The complex is in the central part of the resort, about 300 metres from the wide sandy beach. Location

Royal Sun is in the heart of Sunny Beach. The beach is about 300 metres away, a few minutes on foot, and the resort's restaurants, shops and entertainment are close by. Despite the central location, the buildings enclose a private inner courtyard with a park and pools. The Old Town of Nessebar is a few kilometres away and Burgas Airport is about 20 km away.

Facilities in the complex

The four buildings frame a large inner courtyard with a water park and gardens. This is not just a building with a pool but a small resort, kept in good condition. The complex has:

• two large outdoor pools for adults and a large children's pool;
• a park with more than 10,000 sq.m of landscaped grounds and a playground;
• a restaurant and a cocktail bar;
• a spa centre with massage, jacuzzi and sauna;
• a fitness centre;
• a medical centre and shops on site;
• 24-hour reception, security and video surveillance;
• controlled access and parking.

Apartments range from compact studios to spacious one- and two-bedroom apartments, and most are sold fully furnished.

Maintenance fee

The maintenance fee at Royal Sun is €22 per sq.m per year. It pays for the upkeep of the park, the three pools, 24/7 on-site security and professional management of the complex. For example, for a 30 sq.m studio the fee is about €660 a year, and for a 60 sq.m apartment about €1,320. The amount reflects the scale of the facilities. Rental potential

The complex has an established management system, which makes things easy for owners who want to rent out their apartment in the summer months without looking after the guests themselves. The large water park, the central location and the short walk to the beach are among the things holidaymakers look for. Financing and mortgages

There is one important legal detail when buying at Royal Sun with a loan. According to the commissioning documents (Act 16), the complex has the status of a "residential building for seasonal use / aparthotel". Because of this, not all banks give mortgages for a purchase here.
