Suitable for buyers without income in Bulgaria, with income from abroad, and for citizens of non-EU countries (e.g. the UK, Ukraine, Serbia, Turkey).

• A 7% fee is added to the price; minimum down payment 20% (more is possible).
• The remainder is paid over up to 10 years at 7% per year, in instalments every 3 months, in euro.
• During the lease the running costs of the property (electricity, water, property tax, waste fee, insurance) are paid by the buyer; ownership passes after the final payment.
• You need an ID document, phone and e-mail; foreign citizens also need a contact person in Bulgaria and an interpreter at signing.
• Sample calculation: price 37 500 € + 7% fee (2625 €); down payment 20% — 8025 €; remaining 32 100 € over 10 years.
• Payment every 3 months: about 1118 €
• Total paid over 10 years (down payment + instalments): about 52 750 €, i.e. about 15 250 € above the price (fee + interest).

Mortgage financing

Suitable for buyers with a provable regular income.

• A loan of up to 85% of the market value (own contribution of at least 15%), in euro, with a variable interest rate agreed individually; a grace period on the principal of up to 12 months is possible.
• Term of up to 30 years for Bulgarian citizens and up to 20 years for EU citizens; for non-EU citizens terms are set individually by the lender.
• Important: under the Bulgarian National Bank requirements (in force since 1 October 2024) the monthly payments on all your loans may not exceed 50% of your net monthly income; the loan is up to 85% of the property value with a term of up to 30 years. Exceptions are possible only at the lender's discretion and in limited volume.
• The loan usually has to be repaid by the age of about 65–70; proof of income and a market valuation of the property are required.
• Sample calculation: price 37 500 €; own contribution 15% — 5625 €; loan 85% — 31 875 €; term 25 years; interest 2.9% per year.
• Monthly payment: about 150 €

Transfer costs: about 5% of the price — local transfer tax, notary fees, drafting of the notary deed and registrations (with financing, also registration of the mortgage or the lease agreement). No commission for the buyer.
