The one for sale here is at a modest 950 euros per square metre — and that alone makes it worth a closer look, with its strengths and weaknesses. Anyone looking to buy in this market has seen enough listings to do the maths well.

What the property is

A one-bedroom apartment with a total area of 72.81 sq.m. (net living area 64.16 sq.m. + 8.65 sq.m. common parts), on the top floor of a building with Act 16. The layout is practical: entrance hall, bathroom with WC, living room with kitchenette and dining area, bedroom, and two terraces.

The property is offered shell-and-core ("na tapa", Bulgarian standard) — walls and ceilings plastered and painted, plumbing and electrical roughed in, entrance door fitted. The buyer handles the finishing works and chooses the materials according to taste and budget.

Yes, it is a loft — and that matters to know upfront

The apartment is on the attic floor; by the title deed it is residential, with domestic tariffs for water and electricity. Some of the ceilings are sloped, and light comes in through quality roof windows (Velux) in addition to the vertical windows and terrace doors. The result is plenty of daylight and a character that flat ceilings don't give.

It isn't for everyone. The slopes take away some of the usable height around the edges of the rooms and limit how furniture sits against the low walls. There are people who are looking for exactly this — an attic home with its own silhouette; and there are those who prefer a classic straight floor. If you are in the second group, better to know it from the start.

Everyone will ask — are there leaks here?

No, there aren't. At the time of my visit, to photograph and inspect the property, there were none. There is some light swelling along the edges of the terrace door thresholds, but for a property that has stood closed and unaired for a long time, that is normal — by the sea there is moisture. Still, I dare say this property is dry.

The view

From the higher windows and the terraces there is a view over a large undeveloped field, the water park next door, and the skyline in the distance — the sea shows as a strip on the horizon. This is a partial sea view, not a front-line panorama.

The real value here is something else: there is no building in front of it. In this price segment in Ravda, a window facing the neighbour's window is a common reality. Here you look out over open space and sky, and the field stands undeveloped for now.

The location and the area

The building sits back from the sea. Olympic Hopes beach is about an 8–10 minute walk away, the centre of Ravda is a similar distance, and the large water park is in immediate proximity.

The area is developing. There is active construction around and the infrastructure is still being completed — something you can see from the terraces too.

The complex

A gated complex with access control and video surveillance. Available to residents are a large outdoor pool with a children's section and a lounge area, well-kept green spaces, and open parking with the option to buy or rent a space in the underground garage. The annual maintenance fee is 10 euros per sq.m. — standard for this type of complex in the area.

Things to keep in mind

For completeness, the drawbacks in one place:

  • top floor in a building with no lift;
  • sloped loft ceilings;
  • a relatively small bathroom;
  • compromised infrastructure;
  • partial, not full, sea view.

Who this property is for

A logical choice for a buyer looking for a home with Act 16 in a well-kept complex at a sensible price, and for whom finishing works are not a problem. Suitable both for personal use and as an investment with rental potential — the proximity to the water park and the beach works in favour of seasonal lets.
